EQUITY PARTICIPATION LOANS

New Haven will provide you with an equity partnership or Joint Venture capital to assist in any viable realty transaction.

Here is how it works. You the investor locate a property. New Haven can supply the down payment and provide renovation loans or construction capital. We can also provide mortgage financing. The end result is New Haven can provide 100% of the required capital required to make an investment/project a success. You the purchaser or investor will require from zero to 3% of the total capital required.

The Mortgage bares interest at a rate to be determined, the equity participation loan also bares interest at a rate to be determined. The profit is then divided at a pre-agreed upon percentage ratio (i.e. 50% - 50%).

Once the property is sold and after all expenses are paid (including the mortgages & loans, etc.) the balance or profit is then divided between the parties at a pre-determined percentage of profit. This enables a borrower or participant to take advantage of our knowledge, experience, credit and capital to realize your goals.

  • You have the entire capital however you wish to mitigate your risk.
  • You have some renovation or construction experience however that is where your expertise resides.
  • You really don’t want a participation loan and split the profits however you realize that after you complete a few projects with us you should have the capital to proceed on your own without a “partner”.
